  • ASSETS - Damage to Property – usually All Risks / Terrorism for damage to buildings, landlord’s fixtures and fittings/fit-outs, common areas, perimeter fencing and walls, car parks etc, plus debris removal and professional fees etc.
  • INCOME - Loss of Rent – Rent, service charge and other building related income following insured damage to the building
  • TERRORISM - The insurance of the assets and income may be extended to provide indemnity for damage resulting from a terrorism attack.
  • THIRD PARTY LEGAL LIABILITY - Property Owner's Liability – Compensation and legal costs payable in relation to injury to third parties or third party property damage as a result of landlord's negligence. May be extended to include loss in relation to terrorism arising out of the negligence of the landlord in providing adequate building security.
  • EMPLOYER'S LIABILITY – You may have a statutory duty to provide Employer’s Liability Insurance for any employees even if just directors
  • MANAGEMENT LIABILITY - Directors’ & Officers and Corporate Liability – limited liability companies increasingly require protection for its directors and senior management and to protect the firm itself against allegations of wrongful acts.
  • ENGINEERING / STATUTORY INSPECTION - Sudden & Unforseen Damage, Breakdown & Statutory Inspection – where there is a statutory duty to inspect certain machinery such as passenger or goods lifts, where ‘breakdown’ of such equipment may be a cause of concern, or to cater for events such as lift collapse.
  • LEGAL EXPENSES –Tto cater for legal disputes between landlord and tenant, squatters and tax investigations by HMRC.
  • LEGAL INDEMNITY - Restrictive covenants, defective title, lost title deeds and similar property ownership and use restrictions typically discovered during the acquisition or sale process.
  • ENVIRONMENTAL - Compensation to third parties arising out of pollution, mandatory clean up costs of own and third party sites.
  • CREDIT RISKS - Credit insurance to limit bad debts following insolvency or as cover purchased on an 'ad hoc' basis to facilitate a specific deal.
  • LATENT DEFECTS - Structural Building Warranties for 10 or 12 years for residential or commercial risks as first party cover assignable to future owners/tenants to avoid dependency on contractors' professional indemnity insurances which increasingly tend to be of little value.
  • OTHER PROPERTY DEVELOPMENT COVER - Insurance for new build or refurbishments to comply with JCT or similar contrcat conditions including Contrcat Works, Materials and Tools, plus construction liability cover such as Public Liability and JCT 21.2.1 and Advance Loss of Income.
